My business partner belongs to a boating club, and we get to tag along sometimes. Feel so lucky to facilitate these types of experiences for the kids.
August '26 Personal Recap
August turned out to be quite busy, and since there are 5 Sundays this month, I'll do a personal recap this week and a business recap next week.

I've had a handful of sales in the past few weeks, and ~all of my investors are looking to redeploy. It's a difficult position to be in. On one hand, I want to keep their money working and help them generate returns. On the other hand, I have to be careful not to take on nominal deals.

After ~3 long years, we finally sold Project Baltimore (4-unit in Philly). I'm including this in the personal update because I sold the project at a slight loss, and the decision came from my heart more than my head.
I might do a deeper dive into this in the near future.

We booked our 2nd annual Penn State Brodie vacation. Really hoping we can keep this tradition going for many years to come. It's been 10+ years since most of us have been back to our alma mater, and half of us only see each other once or twice a year. But the group chat is lit, and we gotta make an effort to hang (with our families) IRL.

Two 12-year-olds rang my doorbell on a random Friday morning. They wanted to wash my garbage & recycling cans. When I asked how much, they said, "$20... per can."
Outrageous pricing, but I respected the hustle, so I let them do 1 can. They were stoked. I was their first customer...ever. And it couldn't be more obvious.

They asked me:
- to hook up a hose to the side of my house
- if I had a garbage bag they could use
- where to dump the dirty soapy water
- if I was the famous YouTuber, @MrWhoseTheBoss
...Super flattering, but I had to let them down.
Before they could leave, I tried to give them some free game. Advised them on how to tighten up their pitch, improve their offer, and perfect their process. I also stressed not wearing pajama pants on the job.
If I had to guess, they probably bought candy with my $20 and called it a day.

Another personal one disguised as a business update.
The rate at which we send offers needs to be studied. All it takes for me to send an offer is hearing an address. Don't even tell me the asking price. At best, it's irrelevant; at worst, it's a distraction.


We did our second annual summer pool party & beach trip with my cousins' families. This next generation ranges in age from 4-18, and they all get along so well. Reminds me of my childhood. Except all the parents get along cause we're not actually siblings. 😅

After ~4 years at one school, Luca is moving to Luna's school for PK4. It's a pretty big change for our family. We have yet to really "find our people" at Luna's school, and we're leaving one more year of a comfortable social setting behind at Luca's. The silver living is we're back to one drop-off and that sounds pretty awesome. 🤣
