July 2025 Project Update
Remember when Elon was all like... "What did you get done this week?" & everyone was up in arms because they had to prove their worth at work?
Well, this is my version of that. Except I'm the one asking and answering. And instead of last week, it's last month.
Ok, enough preamble. Let's get it.
Project Silver Spring

We sold this property on Monday, July 28th, 2025. 🎉

Project Oliver

We sold this property on Friday, July 18th, 2025. 🎉🎉

Project Fairmount

We made a lot of progress at Project Fairmount in July.
We finished trim and paint in the beginning of the month, then went right into floors and cabinetry.
All the bathroom vanities are installed, and ~90% of the cabinetry is installed. We're still waiting on a few pieces, which may delay our closing timeline, but not too worried about that yet.
Interior railings are complete, and we even started hanging some accessories (mirrors) throughout. We're really close here. I don't think we're going to hit our 8/31 projected delivery date, but we won't be too far off either.

We're also fully drawn on our construction loan. Hopefully, we can get to the finish line with what we have. Not holding my breath.
Project Weston

In last month's update, I told you we raced to list the property because of the new NJ Mansion Tax.
We were able to put the property under contract in record time and escape the new Mansion Tax by the skin of our teeth. To seal the deal, we have to deliver the home to the buyers on or before November 15th, 2025.
We just passed all rough inspections, and the house is getting insulated as we speak. The rear deck is on, and drywall is up next. All Gas, No Brakes.
Project Townsend

Our agent hired someone to create this rendering for us. SOLID.
We're either changing the front door to black or changing the garage doors to brown. WWYD? Hit reply and LMK! 🙏🏽
I was hopeful we'd get our building permits approved in July, but no dice. Developing in this town is extremely difficult. They are not builder-friendly, to say the least.
We've made substantial progress with our application, but they keep kicking it back with some new complaint every time.
My partner and I (currently) see their behavior as a brick wall to break through. But I'm not sure how much longer we can smile while repeatedly getting punched in the face by their ridiculous demands.
Project Kice

Speaking of getting our application kicked back, we're going back to the drawing board on Project Kice as well.
Due to some new regulations on grading and given the slope of this lot, we have to change the garage from side-loaded to front-loaded. We also can't install a retaining wall in the backyard like we wanted to.
We'll make these changes to our plans and resubmit shortly. Kice and Townsend are in the same town, so we're able to iterate on both from lessons on one.
Project Willow

We submitted for permits on July 22nd.
We also bought lunch for the building department on July 24th. 🤐
We got a bid for demo, framing, and masonry work. We also sent our plans to our window, roofing, and siding supplier to get a head start on ordering materials before prices go up again.
We should be ready to hit the ground running as soon as our plans are approved.

In related news... my buddy just did a project across the street. He's under contract to sell above our underwriting ($1,650,000), and his house is ~10% smaller than ours. 😄
As soon as his house prints and we're done framing, I'm giving my agent the go-ahead to start shopping it as a pocket listing. Nothing would make me happier than going close to close on something in less than 12 months.
