Project Weston Update

Project Weston is Under Contract to sell!

We listed the home for sale as soon as we finished framing on 6/26/2025. This was also right around the time Project Fairmount came off the market.
Luckily for us, the first person to walk through the home ended up being our buyer.
We received their offer Sunday night (7/6/25) at 8pm. We countered around 10am Monday morning and had a verbal agreement by noon.
After a few rounds of back and forth in Attorney Review, we counter-signed at 4:53pm on Wednesday, 7/9/25.
If you're wondering why I'm being so specific about timing, it's because we escaped the new New Jersey Mansion tax by the skin of our teeth.

The New Mansion Tax goes into effect on July 10th, 2025. However, houses that are UNDER CONTRACT to sell before July 10th, 2025, and delivered by November 15th, 2025, will be grandfathered into the old Mansion Tax rules (1% of purchase price paid by seller).
So we're not completely out of the woods yet. If we want to avoid paying the state 2% of the sales price on this home (~$45,000), we still need to finish the home, obtain a CO, and complete the sale by November 15th.
We have 4 months. It's tight but doable.

We are about to finish the rough plumbing, electric, and HVAC. ~Half of the siding is on as well. Next up is drywall. We'll probably start adding trim by the end of the month.

Feeling incredibly lucky and grateful we were able to get this done. Especially since there were 3 other new construction homes on the market priced ~$50K+ lower than us. 2 of them are ready to move in, and the other will be finished in the next month or two.
