SSS #117: How I Found An Architect For My New Construction Project

Newsletter

We successfully cash-out refinanced our 3-family in Riverside, NJ. We walked away with enough loan proceeds to fund the renovation we've been delaying for over a year now. As soon as the inherited tenants leave, we'll be able to bring the property to its highest and best use.

Everything else got pushed to this week.

On Monday (12/13/21), we're set to buy two 2-family homes. One is in Chatham, the other is in Westfield.

The Chatham Duplex is going to be my very first new construction project. The Westfield Duplex is lipstick on a pig and immediately list on the MLS.

On Friday (or before), we should be buying the Triplex in Elizabeth. We're going to immediately throw this on the MLS to test the market. If we get our number in the first week, we'll let it go. If not, we'll complete the work ourselves and add it to the portfolio.

Multiple Exits FTW.

My cousin Kamal and I spent the first 5-7 years of our lives stuck to each other.

Our moms are sisters and they took turns raising us together.

So many memories of me constantly getting us into trouble. Crossing my fingers Luna and Liam get to do the same. As for Baby Mila, her partner in crime is in the oven πŸ‘ΆπŸΌ.

PTYA (Part-Time YouTuber Academy) is finally over. I can't say enough good things about the program.

I learned way more than I could implement so I'll spend the next 6 weeks (or 6 months) revisiting the material and making 1% improvements to the channel every week.

Here’s how I’m tracking against my YouTube goals:

βœ… 17 / 100 videos published

βœ… 121 / 1,000 subscribers

βœ… 117.2 / 4,000 hours of watch-time
