July 26 Recap
We started the month strong with a 5-day trip to the Poconos. We went with the family of my BiFF since the 1st day of 6th grade. Our kids are the same age. Our wives get along swimmingly. We hit the lottery of doing life together, and we even enjoyed two of our favorite pastimes on this trip: we made a few hundred bucks at the Blackjack table in less than an hour, and we went undefeated on the beach volleyball court over ~5 games spanning almost 90 minutes. Not bad for 2 guys pushin' 40. 😤
Dia went to Vegas to see the Backstreet Boys in the Sphere with two of her good friends. Despite only being away from home for like 60 hours, they took full advantage and packed their schedules with gym time, pool time, great food, and of course, all things Backstreet Boys. They averaged like 25,000 steps per day: savages. Very happy for these supermoms getting to enjoy some time away on their own.
We're going to miss the World Cup, but we continue to play Dai Dai on the way to school every morning.
Going to the movies is one of my all-time favorite activities. Before kids, Dia and I would go to the movies 2-4x/month. We've maybe gone together 2-4x in the past 6 years. So you can imagine my excitement when I got to go to the movies twice in 2 weeks with the release of The Odyssey & Spiderman. Both lived up to the hype.
Finally, July was the 3rd best month of the year as far as step count goes. Solid showing. 💪🏽
OK, let's move on to business.

Project Townsend
- We closed on July 22nd 🥳
- Left some money in escrow because we have yet to take a tree down, but otherwise we're all set here
Project Girard
- Racing like hell to close on or before 8/31/26, which also happens to be the first day of school in this town
- Buyers are moving from Seattle, and I'd hate for them to make a pit-stop somewhere else before moving in here.
Project Bennington
- Same as Girard. Sprinting towards the finish line here, but I am not certain we can meet an 8/31 close date.
Project Lorraine
- Garage door is on (not pictured)
- Paint is done
- Floors are going in
- 9/30 delivery date seems achievable here
Project Brightwood
- Foundation complete
- Framing started
- Should be roofed, wrapped, windows & doors by EOM
Project Lum
- Might have a hole in the ground by the end of August 🤞🏽
Project Townsend II
- Passed Foundation Inspection
- Should be framing complete by end of month
Project Hobart
- We have two holes in the ground
- Foundation complete by end of month
Project Kice II
- House coming down this month
- We should have a hole in the ground by end of month
Project Mackenzie
- Framing complete by end of August
- Rough plumbing, electrical, & HVAC will start in August
Project Roosevelt
- Haven't shared this one yet, but financing is locked in
- Closing in October
We had 11 active projects in July. 1 sold at the end of the month (Townsend), so we entered August with 10. We're trying like hell to sell 2 more by the end of August (Girard & Bennington), which puts us at 8. And then we'll sell 1 more by the end of September (Lorraine), which puts us at 7 active with one more coming online (Roosevelt). If nothing else changes, we'll enter Q4 with 8 active projects.
This is going to sound idiotic, but I'm beginning to equate my self-worth at work with the number of projects we're doing at any given time. I spent all of 2025 focused on 1 goal: 8 live deals. I somehow achieved that arbitrary goal, and now it feels like the floor. Hedonic adaptation is alive and well.
To add to the drama, Lorraine is the last project to be pre-sold. Once that's off the books, I just know I'm going to be stressed about selling through the other 8.
This is quite the game we play.
