Livin' La Vida Luna y Luca

Best Sense of Humor Award
I don't know, guys... There are some things in life you just can't make up. This is definitely one of them. The same award, 32 years apart...
I'm beginning to understand the reason Luna and I recently started clashing... We're the same frkn person. 😬
A Week to Remember:
It's been one helluva week.
So much is happening, but I'm also kind of at a loss for words when someone asks, "What's new?"
Like... where do I start, and how much time do you have? 😅

My mother-in-law is in town, and it's been great. Dia finally has someone to go shopping with. The kids have another person to ask 10,000 questions to. And I have someone who knows when to give me the carrot and when to give me the stick.
I mean that in the most positive way possible, as I'm basically a loyal puppy aiming to please many masters.
Luna graduated KG. Honestly feels like last week when we were so worried if she'd make friends at her new school (she did). Or if she'd be able to handle a classroom with no toys (she could). Or if her teachers would tell us she talks way too much (they did).

Terrible picture (sorry!!), but Dia ran her first race: a 5K in Montclair. She's excited to run a longer race in the near future, which is a lot more than I could say after running my half in April of '23.
We're all very proud of her and happy she found a new hobby to enjoy.

Went to dinner with my college buddies, and it turned into a great hang. Are all guy friend groups terrible at taking pics, or is it just the ones I'm a part of?
Anyway, Blu On The Hudson slaps. Go check it out if you can.

Work has been an absolute whirlwind.
- Project Townsend is finally Under Contract to sell
- Project Girard is a day or two away from being Under Contract to sell
- I purchased my first project in NY w/ a good friend
- We went Under Contract to sell two assignment deals
- Closing date set for our next new construction purchase
- Fundraise for Kice II is complete - Closing tomorrow
Once we conclude Attorney Review on Girard, we'll be officially under contract to sell everything that's under construction / complete.
We're also ready to break ground on 6 new projects in the next ~90 days.
I did not know it was possible to get this much done in a week. I'm not even including all of the sales calls we fielded and appointments set / attended.
I'm noticing more white hair. I'm putting in a good amount of work on nights and weekends. But I will not complain. This is exactly what I asked for. Separation season came early this year, and I'm embracing it. 💪🏽
