May '26 Recap
May was an unusually good month. Lots of personal updates to share.
Steps:

We're 5 months into the year, and I can confidently say the step count thing is getting tedious. But I'll persist. April was a down month (91% of goal), so I had to ramp it up in May (110% of goal).
Baha Mar:

Dia posted a nice video of our trip to Baha Mar where we celebrated my birthday, Luca's birthday, Mother's day, Luna's (belated) birthday, and new friendships (we went with my business partner's family - they also have 2 kids the same age as ours).
MDW:
The rain didn't stop us from having an enjoyable MDW. We hit a few BBQ's, enjoyed the town parade, and even had a playdate with a friend from Luna's old class. Solid.
Datenight:

Dia and I had our first date night in months. We went to a new restaurant called Blu. It was OK. Maybe a bit too trendy for me. I'm a crotchety old man, so I don't really appreciate design-forward chairs that require you to lean over your food to eat.
Luna's 1st Race:

Luna's school did a Color Run at the local park. It was her first time doing something like this, and it was very fun to watch. She came in ~last, but most of the kids in her class only ran 1 lap while she ran 2. We have some speed work to do, but the important thing is she finished what was required of her. Can't train grit.
Now let's get down to business...

- SOLD! We closed this past Friday
- House isn't 100% complete, but buyer's rate lock expires on June 8th, so we had to close with $$$ in escrow
- Punch-list to be completed by EOM
- Investors rolling into Kice II ๐ช๐ฝ
Project Townsend

- Accepted an offer 2 weeks ago, buyer faded
- Accepted an offer last week, working through Attorney Review now
Project Girard

- We just finished trim, tile, and paint
- A few interested parties are knocking on the door
- This house will be done in time for the school year
Project Bennington

- Almost done with trim, tile, paint
- Racing towards an 8/31 delivery date
Project Lorraine

- We're starting trim, tile, paint
- Racing towards a 9/30 delivery date
Project Brightwood

- DEMO PERMIT FINALLY APPROVED! ๐
- 6(!!!) months b/w purchase closing and demo date ๐ซ
- 1st deal in a new town is always brutal. Hopefully, we can stack more projects here and apply our learnings to decrease our lead times
Project Lum

- Variance Approved ๐
- If all goes well, we can start work here by the end of Summer
Project Townsend II

- Former owner is out
- Utilities are getting cut & capped soon
- House will come down this month or next
Project Hobart


- Closed on May 18th
- Plans Submitted
- Expecting to break ground in July / August
Project Kice II

- Closing pushed to June 15th
- Floorplan finalized
- Waiting for the final set to submit
- Expecting to break ground here in August / September
