April '26 Recap
We'll start with a small personal update...
Steps:
I did NOT hit my step count in April. I averaged 9,921 steps/day, which is 9% shy of my goal. However, I built up a reserve in Q1, so I'm still ahead on the year. Gonna have to lock back in for May.
Luna Turned 6:
We have an annual tradition of going to NYC to get fluffy pancakes on her bday, but the restaurant we go to was closed for renovations. When I told Luna, she said, "I'm sad we're not going, but I'm happy because I don't like their pancakes anyway." Dia and I were shocked. A 6-year-old putting tradition over her taste buds?

- First Open House Wknd was yday and today
- Increased price from $2,588,000 (pre-cons) to $2,650,000 because a slightly smaller comp recently printed at that number

- After falling out of Attorney Review twice, we decided to list
- Currently in trim, tile, paint, and making good progress overall
Project Bennington
- Listed on 4/14/26
- Under Contract on 4/24/26
- Couldn't have asked for a better outcome on this one

- Listed on 4/15/26
- Offer accepted on 4/27/26
- Working through Attorney Review now

- 4th submission is a charm (?) Maybe
- Can never overestimate permit timeline in a new town
