March 2026 Recap
Let's start with a few personal things:
- Got a WHOOP Band through my Chase Sapphire Reserve Card for free.



Steps
- The WHOOP band is great because I don't have to keep my phone on me to ensure all my steps are counted. I do, however, have to manually plug my Steps App at the end of the month to ensure the data is consistent across both devices.

- I've been playing around with Claude Code quite a bit. Most recently, I built a tool to help me accurately price homes I'm developing based on recently sold comps. It takes beds, baths, square footage, lot size, # car garage, and other things into consideration before spitting out a conservative, aggressive, and base case pricing strategy.
- The social calendar was full. Between the two kids, we must have attended 4-6 birthday parties in March. We also went to our friends' house for an Easter Egg Hunt. I was also able to grab a few coffees (some were virtual) with friends and colleagues to catch up on life.
Now Let's Get Down to Business...
Project Willow

- We accepted an offer this past Friday 🎉
- We're not poppin' champagne or pretending like we won a Championship Game, but we are content to move towards the closing table on 4/30/26
Project Kice

- We are Under Contract to sell and sprinting towards the finish line
- Anticipated closing date is on or before 5/31/2026
Project Townsend

- We are 99% complete
- We are going back to the market in the next week or two
Project Girard

- We're about to start drywall
- We received a purchase offer on this home
- Working with the buyer in earnest to see if we can come to terms
Project Bennington

- Foundation is complete (pictured)
- Framing is complete (not pictured)
- Calling for construction draw 2 tomorrow
- We're waiting for our next-door neighbor (also new construction) to close their sale so we can go live at the same number or slightly better
Project Lorraine

- Foundation Complete
- Framing to be complete by end of this week
- Will likely list towards the end of April once we're weatherproof
Project Brightwood

- FINALLY got our utilities disconnected this past week
- Demo permit submitted on Friday
- Targeting foundation complete by end of April
Project Lum

- We were on the schedule for last month's zoning hearing, but time ran out
- On the schedule for this month's zoning hearing
Townsend Part-Deux

- Closed on March 24th
- Former owner is staying in the property via U&O agreement until ~May 15th
- We're submitting for permits in the next few weeks
New: Project Hobart 👀
- Closing pushed from 4/1 to 5/1
- Will try to tell you about this one sometime in April
More to Come...
- We were aggressive in Q1: have 4-5 more homes in attorney review right now
- I'm ready to take all of them down, but I don't think we'll have to
