Nothing like 18" of snow, 2 days off school, and a delayed opening to make you wish you were still in Puerto Rico.

Feb '26 Recap

Let's start with a few personal things:

  • The Group Chat met up IRL. 5 families. 18 people. 8 children 6 years old and under took Puerto Rico by storm. We're already planning next year's trip. If you told me 20 years ago I'd still be close friends with the guys I pledged with, I'd say... Obviously. 😄
  • Despite the heavy snow, there were a handful of nice days this month. It felt great to go for walks outside.

  • Speaking of walks - I just got by in Feb. Still ~650 steps/day above target, but not quite as good as Jan. I'm especially proud of my step count in Puerto Rico. I hit the gym every morning to run 5K, and the rest took care of itself.
  • I'm impatiently waiting to buy an Amazfit Helio Strap (currently out of stock). I'm getting so sick and tired of carrying my phone everywhere to track steps.

  • We're improving the price by $107K tomorrow
  • A solid comp printed at $1.8M this past Friday
  • Traffic remains steady. Sub-6% Mortgage Rates, March Market, & a 5%+ price reduction should do the trick.

  • We accepted an offer and are in Attorney Review
  • Estimated completion date is 4/30/26

  • We took Townsend OFF the market.
  • We'll go back on after completion (3/31/26) at a higher price

  • Foundation is complete, and Framing is in process
  • House should be roofed and wrapped by the end of March

  • The house was torn down, and the lot was excavated
  • We poured footings before the snowstorm
  • Foundation walls to be installed this week

Project Lorraine

  • Started the rendering package
  • Luna and I watched them excavate for like 10 minutes earlier this week
  • 15 trucks of dirt removed
  • Foundation to be complete by the end of March

Project Brightwood

  • Thought the house wb down by now, but it's still standing... yeah, yeah, yeah.
  • Waiting for the gas line to get cut and capped. They said 4-8 weeks, it's been 6.

  • Still waiting for the town to tell us our hearing date for our side-yard setback variance hearing.
