January 2026 Update

I skipped the December 2025 recap because I was too busy recapping all of 2025 here and here.

We're now back to our regularly scheduled programming: the first Sunday of every month will be a recap of the prior month's events.

  • My Misogi for 2026 is 4M steps. That's 10,958 steps per day. I'm ahead by ~1K steps per day right now. Shoutout to YouTube and this walking pad for virtually guaranteeing me 6K steps per day. I've started and ended every day with 30 minutes of "Padcasting" - listening to a podcast while on walking pad.

  • We had another playdate at our house with one of Luna's classmates. We're still getting used to her new school. This was our 3rd playdate with a fellow KG'r, and we're looking forward to doing at least one of these a month to help her find her people.

  • The home is complete.
  • Last weekend was our first Open House. We had 25 groups come through on Saturday. Sunday was cancelled due to snow.

  • Best news: We poured footings before the storm, which allows us to pour walls this week 🤞🏽

Project Brightwood

  • Purchased home on 1/14/26.
  • Rec'd greenlight to demolish home from the Historic Preservation Committee on 1/29/26.
  • Still need demo approval from the town itself - expecting to take house down by end of Feb
  • This is our first project in this town, so a bit of a learning curve on the front end

  • My partner submitted all required docs last week
  • We're now waiting for the town to tell us our hearing date for our side-yard setback variance application. Apparently, there's a few-month-long waitlist.

State of the Market...

Having lots of conversations around the state of the market. I can confidently say I have no idea what's happening now or what's happening next. I'm super focused on buying deals with excellent basis. Our final check on all underwriting is the break-even number. As long as it's 15% below the most recently sold comp, we're moving forward.

I wrote 7(!!) offers this past week. 5 were DOA. 2 might turn into something. The difference: I'm the only buyer bidding on the 2. Blue Ocean > Red Ocean.
