Nov '25 Recap:

A few personal things worth sharing:

  • Thanks to everyone who contributed to the INADcure Foundation after last week's newsletter. My family appreciates your support ❤️
  • We hosted Wala-Giving 2025 at our house! ~35 people (ranging in age from ~3 to ~83) came over the Saturday after Thanksgiving. Good food, fun games, and great conversation. Looking forward to getting the family together more often in the new year.
  • Dia hosted a Friendsgiving with her coworkers earlier in the month. It was nice to finally put faces to the voices I hear on all her calls. It was also funny that many of them were Indian. They openly admit they adopted her as one of their own after finding out she married in ;) 💪🏽
  • We did a Birthday WOD in my buddy's garage gym. It was a burner including all of the movements: wall-balls, deadlifts, cleans, presses, rowing, skiing, & box jumps.
  • R.I.P to A.S.K. One of my oldest friends lost his father in late November. Most of our middle/high school lunch table showed up to support him and his family in this difficult time. I feel so lucky to be a member of this group. We're going on ~25 years strong and consistently there for each other through the peaks and valleys of life.

We sold Project Weston on 11/10/25. Just in time to get the deed recorded by the 11/15/25 deadline, which grandfathered us into the old mansion tax rules. 😅

We're FLYING. 🚀

We finished October by completing the foundation. Since then, we're framed, roofed, and wrapped, with windows installed. That's just the exterior. We also passed our rough inspections for HVAC, electric, and plumbing.

We're insulating this week, drywalling next week, and should be done with trim and tile by the new year.

We're looking to list on or around January 6th as coming soon and go live January 8th.

We ended October with a hole in the ground. Since then, we've installed a poured concrete foundation and started framing (not pictured).

Willow

We ended October by passing our framing inspection. Since then, we've passed our rough inspections, insulated the home, and installed drywall.

We finalized the renderings, and our agent installed her sign in the front yard. We're not quite ready to market the home for sale yet, but there's one house for sale on the same street with another one coming.

We're expecting any excess traffic to those listings to spillover onto our plate.

The permit set is in for Bennington. Now we wait for the town to review and approve our plans.

We're looking at ~4,500sf of livable square feet (including the basement).

The neighboring home is also under construction, and the developer offered us 22% more than we paid for the house. My partner and I go back and forth on accepting the offer.

Selling now would lock in a little less than half the profit we expect to make if we actually do the project. A quick nickel vs. a slow dime. WWYD?

Renderings are in. Construction permits are approved. Demo permit coming early this week.

The stretch goal would be to demo, excavate, and install the new foundation by the end of the year. It's been below freezing a few days already, so let's see if the ground is ready to play nice.

We submitted our variance application to the Zoning Board. Our attorney thinks we have a good shot at getting approved. 🤞🏽

Funnily enough, the developer 2 houses down wants to buy this project off us. We told her to wait until we hear back on our application. The price difference will be stark depending on our results.

As a degenerate gambler, I live for this moment. Inject the anticipation directly into my veins, pls.

We received our approved construction permits, and we're scheduled to close on December 16th.

Two recently sold comps came in higher than our underwriting. One house is smaller, and the other is in a less desirable location. 👊🏽

Brightwood 👀 👀 👀

We got a new project under contract. We don't have to close on this one until the earlier of:

  • Jan 15, 2026
  • Approved construction permits in hand

We finalized the floor plan, but with the holidays coming up, I don't think we'll get our permits approved until after Jan 15th.
