August 2025 Project Update
The month of August is as slow, if not slower, than the ~35 days between Thanksgiving and New Years.
There's a reason my accountability group and I refer to it as separation season. While everyone else is snoozing, we're pushing a bit harder. We're sending more marketing, making more offers, and raising more money.
Lol, Separation Season... It feels dorky AF to say out loud, but the results speak for themselves. π€·π½ββοΈ
Project Fairmount:

Our originally scheduled closing date was August 31st, but we had 2 hiccups that held us up.
- New Cabinet & Countertop Vendor slowed us down a bit (lost a week or two)
- Fairmount is a County Road, so reconnecting utilities was a bit of a hassle (lost two weeks).
99% of the interior is finished. The exterior is where most of the work remains:
- Final Grade
- Driveway
- Irrigation System
- Sod
- Power wash
We're a few weeks away from being finished. We'll definitely close on the sale of this property by the end of September.
Project Weston:

My partner and I were standing outside of Project Weston when a neighbor popped over to congratulate us on developing a remarkable home that will surely increase property values in the neighborhood.
I don't know if he was blowing smoke or being sincere, but I'll take it!
We ended July by passing our rough inspections. Since then, we insulated the house, installed drywall and trim, and laid tile throughout. Most vanities are in place. We even changed the front door at the buyer's request (they wanted more privacy).
All signs point towards hitting our drop-dead date of 11/15/25. It'll be a hefty fine in the form of the new NJ Mansion Tax if we don't.
Project Townsend:

Permits were approved, and the house was torn down! The mason started excavation, so we're off to the races.
Separately, we have a call with our agent tomorrow to discuss selling the house pre-construction. We have our methods, but this is the first time we're working with this agent, so I'm very much looking forward to learning their strategies.
Project Willow:

It took slightly longer than expected, but building permits were approved, and demo is well underway.
A friend just printed a smaller comparable across the street for $1,630,000, which is slightly below our underwriting of $1,650,000. I fully expect our additional 1,000sf to make up the difference.
Demo will take another week to complete. If all goes well, we'll be able to completely reframe the home by the end of September.
Project Kice:

Much to our chagrin, we changed the plans for Kice yet again. 3rd times a charm, right?
We bought Project Kice on 6/25/2025. My money is on taking this house down on or before 9/25/25.
90 days from closing to demo is HELLA fast for this town. It took us ~120 days on Project Townsend.
Project Girard:

All systems go on our next acquisition. Funds are raised, and closing is scheduled for October 6th, 2025.
We spent the last week or so making sweet love to the floorplan, but we're not quite finished yet. We will finalize on Monday and hopefully be ready to submit for permits before closing.
Out of all the projects in our existing lineup, this one has the highest potential to outperform our underwriting.
